What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. Landlord served a valid N4 Notice, which Tenant did not void by paying arrears. Tenant was still in possession of the rental unit at the time of the hearing but did not attend.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying the specified amounts. The Tenant must pay $6,929.00 by January 31, 2023, or $7,681.00 by February 6, 2023, to void the order. If not voided, the Tenant must vacate by February 6, 2023, and pay $6,597.24 plus $24.72 per day from January 18, 2023, until move-out.
