What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants had not vacated the rental unit as of the hearing date.

The ruling

The tenancy is terminated effective February 19, 2022. The tenants must pay the landlord $2,173.26 in rent arrears and application costs, plus $9.01 per day in compensation starting February 9, 2022 until they vacate. If the full amount is not paid by February 19, 2022, the landlord may file the order for enforcement and the tenants will owe interest. The tenants can void the eviction order by paying $2,549 on or before February 19, 2022.
