What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant owed $2,876.00 in rent arrears for the period from March 1, 2020 to March 31, 2021, and the Landlord served a Notice of Termination.

The ruling

The Tenant shall pay the Landlord $3,062.00 as follows: a) $100.00 each month for 30 months starting April 1, 2021 to September 1, 2023; and b) $62.00 (balance of arrears) on or before October 1, 2023. The Tenant shall also pay the Landlord rent owing for the month of April 1, 2021 to October 1, 2023 no later than first day of each month. If the Tenant fails to make any one of the payments, the outstanding balance shall become immediately due and owing and the Landlord may apply to the Board for an order terminating the tenancy and evicting the Tenant.
