What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Landlord also applied for an order to terminate the tenancy and evict the Tenant because the Tenant has been persistently late in paying the rent.

The ruling

The tenancy is terminated effective September 2, 2020, the date the Tenant vacated the rental unit. The Tenant is ordered to pay the Landlord $14,498.67, which includes rent arrears up to September 30, 2020 and the application filing fee. If the Tenant does not pay the full amount by May 1, 2021, the Tenant will start to owe interest at 2% annually on the outstanding balance.
