What happened

Landlord applied to terminate the tenancy due to allegations of the tenants causing disturbances and damage to the rental unit. The Board found that the actions that gave rise to the notice involved a tenant who no longer resides in the rental unit, and it would be unreasonable to terminate the tenancies of the remaining tenants. The Board also found that the notice provided no details related to the accusation of wilful damage, so the tenancy cannot be terminated for damage based on the notice served.

The ruling

The Landlord's application is dismissed.
