What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Tenant had spoken to the Landlord within the last week regarding entering into a pay-on-time agreement for one year, including a breach clause, and was going to attend the hearing to consent to the agreement.
The ruling
The Tenant shall pay the lawful rent to the Landlord in full and on time for the period April 1, 2021 through March 1, 2022. If the Tenant fails to make any payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant within 30 days of a breach of the condition.
