What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to the Landlord's intention to move into the rental unit for personal use. The Tenants argued the N12 notice was invalid due to the incorrect last name of one of the Tenants, but the Board found the notice to be valid.
The ruling
The tenancy is terminated effective December 31, 2020. The Tenants must vacate the unit by August 31, 2021 and pay the Landlord $7,245.36 in compensation for use of the unit from January 1, 2021 to August 20, 2021, plus an additional $31.23 per day from August 21, 2021 until they move out. If the Tenants do not pay the full amount by August 31, 2021, they will owe interest at 2% annually on the outstanding balance.
