What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Tenant has failed to pay the monthly rent in full and on time since April 2016, although she has occasionally brought the account to a zero balance.

The ruling

The tenancy is terminated effective September 27, 2020. The Tenant must vacate the unit by that date and pay the Landlord $6,977.99, which includes rent arrears, less the rent deposit and interest owed on the deposit. If the Tenant does not pay the full amount by September 27, 2020, they will owe interest at 2% annually on the outstanding balance.
