What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Landlord served a valid N8 notice of termination on the Tenant.

The ruling

The Tenant shall pay the lawful monthly rent in full on or before the 1st of each month from March 2023 to February 2024. If the Tenant fails to comply, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the Landlord $201 for the cost of filing the application.
