What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid N4 Notice, which the tenant did not void by paying the arrears. The tenant was not present at the hearing.

The ruling

The tenancy is terminated unless the Tenant pays $5,303.38 by July 31, 2022 or $7,022.76 by August 8, 2022 to void the order. If the Tenant does not void the order, they must pay $2,214.96 to the Landlord and vacate the unit by August 8, 2022. The Tenant will also owe $55.86 per day for use of the unit starting July 7, 2022 until they move out.
