What happened

Tenant applied for an order determining that Landlord failed to meet maintenance obligations under the Residential Tenancies Act, 2006 due to disrepair of flooring in the rental unit.

The ruling

The Landlord shall pay the Tenant a rent abatement of $680 for the disrepair to the floors, and shall also pay the Tenant $45 for the cost of filing the application. The Landlord shall replace the floors in the Tenant's unit on or before December 16, 2015. If the Landlord fails to replace the floors by that date, the Tenant is authorized to deduct 5% of the monthly rent, commencing January 1, 2016 until the floors are replaced.
