What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
The ruling
The Tenants shall pay to the Landlord $6,578.00 for the period ending November 30, 2020, as follows: $300.00 on the 20th day of each month for the period November 20, 2020 to August 20, 2022; and $278.00 on September 20, 2022. The Tenant shall also pay to the Landlord the full rent for the months December 2020 to September 2022, no later than the first day of each month. If the Tenant fails to make any of the payments, the Landlord may collect the entire outstanding balance and apply for an order terminating the tenancy and evicting the Tenant.
