What happened
Landlords applied to terminate the tenancy and evict Tenants due to non-payment of rent. The Landlords served a valid N4 Notice, and the Tenants did not void the notice by paying the arrears.
The ruling
The tenancy is terminated effective October 31, 2021. The Tenants must pay the Landlords $19,158.71, which includes rent arrears up to October 7, 2021 and the cost of filing the application, minus the rent deposit and interest owed on the deposit. The Tenants must also pay $72.33 per day for compensation for use of the unit starting October 8, 2021 until they move out. If the Tenants pay $23,234.00 on or before October 31, 2021, the eviction order will be void and the tenancy will continue.
