What happened
Tenant applied for an order determining that Landlord has collected or retained money illegally. Landlord served Tenant with an N12 Notice to terminate the tenancy for the Landlord's own use, and Tenant vacated the rental unit. Tenant claims Landlord failed to pay the required compensation under the Residential Tenancies Act.
The ruling
The Tribunal finds that the Tenant paid a last month's rent deposit, and the Landlord is required to pay the Tenant $1,275 in compensation under the Residential Tenancies Act. The Landlord is also ordered to pay the Tenant $53 for the cost of filing the application.
