What happened

Landlords applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and damage to the rental unit. The Landlords served a valid N4 Notice and N5 Notice, and the Tenant did not void the notices.

The ruling

The tenancy is terminated effective June 21, 2021. The Tenant must pay the Landlords $818.86 in rent arrears and compensation, plus $24.63 per day starting June 11, 2021 until the Tenant vacates. The Tenant must also pay $2,287.75 for damage to the rental unit. If the Tenant pays $1,526 by June 21, 2021, the eviction order will be void and the tenancy will continue.
