What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective May 1, 2020, which the tenant did not void by paying the arrears.

The ruling

The tenancy is terminated effective December 21, 2020. The Tenant must move out by that date. If the Tenant pays $1,418.77 to the Landlord or the Board by December 21, 2020, the eviction order will be void and the Tenant can remain in the unit. If the unit is not vacated by December 21, 2020, the Landlord may file the order with the Sheriff for enforcement.
