What happened
Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year.
The ruling
The tenancy is terminated, and the Tenant must move out by April 30, 2023. If the unit is not vacated by then, the Landlord may file the order with the Court Enforcement Office for eviction. The Tenant shall pay the Landlord $5,620.58, which represents compensation for the use of the unit from July 1, 2022 to January 26, 2023, less the rent deposit and interest the Landlord owes on the rent deposit. The Tenant shall also pay the Landlord $31.61 per day for the use of the unit starting January 27, 2023 until the date the Tenant moves out. If the Tenant does not pay the full amount by April 30, 2023, they will owe interest at 5.00% annually on the outstanding balance.
