What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent. Tenant 2 had vacated the rental unit earlier in the year, but both tenants were found jointly liable for the arrears. The Landlord served a valid N4 Notice, which the Tenants did not void by paying the arrears.

The ruling

The tenancy is terminated unless the Tenants void the order by paying the specified amount. If not voided, Tenants must vacate by October 8, 2022, and pay $2,508.04 plus $38.63 per day from September 1, 2022, until they move out. The Landlord may file for eviction enforcement starting October 9, 2022, if the unit is not vacated.
