What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to the Landlord's intention to personally occupy the rental unit. The Landlord served an N12 notice, stating she requires the unit for her large family. The Tenants did not attend the hearing.
The ruling
The tenancy is terminated effective April 30, 2022. The Tenants must vacate the rental unit by this date. If not vacated, the Landlord may file the order with the Court Enforcement Office for eviction starting May 1, 2022. The Board found the Landlord's intention to personally occupy the unit for at least one year to be in good faith.
