What happened
The Landlords applied for an order to terminate the tenancy and evict the Tenant for non-payment of rent. The Tenant sought a delayed eviction to allow time to pay arrears and maintain the tenancy, noting recent graduation and incoming job offers. The Landlords, while impacted by non-payment due to mortgage obligations, agreed to some delay in payment deadlines.
The ruling
The tenancy is terminated effective December 31, 2025, unless the Tenant voids the order. To void the order and continue the tenancy, the Tenant must pay $2,611.00 by November 30, 2025, or $3,536.00 by December 31, 2025. If the Tenant does not void the order, they must move out by December 31, 2025, and pay the Landlord $872.04 (representing arrears up to the hearing date and filing fee, minus the deposit and interest).
