What happened

Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent, persistent late payment of rent, and substantial interference with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant. The Landlords also applied for an order requiring the Tenant to pay the Landlord's reasonable out-of-pocket expenses for unpaid utility costs.

The ruling

The tenancy is terminated effective August 4, 2022, the date the Tenant vacated the rental unit. The Tenant is ordered to pay the Landlord $8,522.80, which includes rent arrears up to the move-out date, the cost of filing the application, and the unpaid water utility bill, minus the rent deposit and interest on the deposit.
