What happened
Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant committing an illegal act by breaching the attic space, tapping into the electrical, and removing insulation from the attic floor, which was a violation of the Ontario Fire Code and Building Code.
The ruling
The tenancy is terminated effective August 28, 2020. The Tenant must vacate the rental unit by that date. The Tenant is ordered to pay the Landlord $1,151.70 for the cost of repairing the damage caused by the Tenant's illegal actions, as well as $186.00 for the application filing fee. If the Tenant does not pay the full amount by August 28, 2020, they will start accruing interest at 2% annually on the outstanding balance.
