What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Landlord was seeking a pay on time order only and not eviction.
The ruling
The Tenant shall pay the Landlord $183.36 which represents the balance owing on the Landlord's application filing fee by November 30, 2021. The Tenant shall pay the lawful rent on or before the first business day of each month commencing December 2021 and continuing through to and including November 2022. If the Tenant fails to make any of the payments, the Landlord may apply under section 78 of the Residential Tenancies Act, 2006 within 30 days of the breach, without notice to the Tenant, for an order terminating and evicting the Tenant.
