What happened

Landlord applied to terminate the tenancy and evict the Tenants due to their illegal acts of storing, dumping, throwing or blowing waste on the property contrary to municipal by-laws on at least three occasions. The Landlord incurred costs of $4,452 due to the Tenants' conduct, including fines and garbage removal.

The ruling

The tenancy is terminated, and the Tenants must vacate the rental unit by October 2, 2021. The Tenants must pay the Landlord $186 for the cost of filing the application. If the Tenants do not pay the full amount by October 2, 2021, they will owe interest at 2% annually on the outstanding balance starting October 3, 2021. If the unit is not vacated by October 2, 2021, the Landlord may file the order with the Court Enforcement Office (Sheriff) for enforcement.
