What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent. The Landlord served a valid N4 Notice, which the Tenants did not void. The Tenants were still in possession of the rental unit at the time of the hearing. The Tenant agreed with the arrears claimed and proposed a payment plan to maintain the tenancy.
The ruling
The Tenant is ordered to pay $15,666.00 to the Landlord for rent arrears and costs according to a specified payment schedule. The Tenant must also pay monthly rent as it becomes due. If the Tenant fails to make any payment, the Landlord may apply for termination and eviction within 30 days of the breach.
