The ruling

The Tenant shall pay the Landlord $5,810.50, which represents the rent owing to August 31, 2020 and the Landlord's filing fee, less the rent deposit and interest owing on the deposit. If the Tenant does not pay the full amount owing by February 15, 2021, he will owe simple interest calculated from February 16, 2021 at 2.00% annually on the balance outstanding.
