What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant had vacated the rental unit on January 31, 2020, prior to the hearing date.
The ruling
The L1 application was amended to an L9 application. The tenant is ordered to pay the landlord $2,600 in rent arrears and $175 in application fees, for a total of $2,775. If the tenant does not pay the full amount by September 8, 2020, they will start owing interest at 2% annually on the outstanding balance.
