What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant had not paid the full rent from July 1, 2014 to December 31, 2014, and the Landlord served a Notice of Termination effective October 26, 2014.

The ruling

The tenancy is terminated effective February 14, 2015 unless the Tenant pays $4,370 to the Landlord or the Board by that date to void the eviction order. The Tenant must also pay $2,708.31 in rent arrears and compensation, plus $26.30 per day starting February 4, 2015 until the unit is vacated. The Tenant may replace the furnace filter by February 28, 2015 and deduct $25 from the March 2015 rent.
