What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.
The ruling
The Tenant shall pay the Landlord $4,978.14, which represents the arrears of rent ($4,792.14) and costs ($186.00) for the rental period ending January 31, 2022. The Tenant shall make monthly payments of $500 from January 2022 to September 2022, and a final payment of $478.14 on October 20, 2022. The Tenant shall also pay the rent for February 2022 to October 2022 in full on the first of each month. If the Tenant does not make the required payments, the Landlord may apply for an eviction order without a hearing.
