What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year.

The ruling

The tenancy is terminated effective February 29, 2024. The Tenant must vacate the unit by that date and pay the Landlord $15,318.61 in full. If the Tenant does not pay the full amount by February 29, 2024, they will owe daily compensation of $34.52 starting March 1, 2024 until they move out. The last month's rent deposit will be applied to the last month of the tenancy.
