What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective June 30, 2020. The Tenant vacated the rental unit on March 31, 2021, prior to the hearing date.

The ruling

The tenancy between the Landlord and the Tenant is terminated as of March 31, 2021. The Tenant shall pay to the Landlord $14,540.72, which represents the amount of rent owing and compensation up to March 31, 2021, less the rent deposit and interest the Landlord owes on the rent deposit. The Tenant shall also pay to the Landlord $186.00 for the cost of filing the application. The total amount owing under this order is $14,726.72. If the Tenant does not pay the Landlord the full amount owing on or before January 16, 2022, the Tenant will start to owe interest at 2.00% annually on the balance outstanding.
