What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears.
The ruling
The tenancy will continue if the Tenant pays $3,458.47 by October 1, 2020 and then pays the lawful rent plus $1,000 in arrears each month from November 2020 to August 2022, and the remaining $759.70 in arrears by September 1, 2022. If the Tenant fails to make any of these payments, the Landlord can apply to terminate the tenancy without further notice.
