What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. Landlord served a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing but did not attend.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying the specified amount. The Tenant must pay $3,776.63 to the Landlord, which includes rent arrears and application filing fee, minus the rent deposit and interest. The Tenant must also pay $32.64 per day for use of the unit from June 22, 2022, until move-out. If not vacated by July 8, 2022, the Landlord may file for eviction enforcement.
