What happened
Tenants brought a T5 Application claiming the Landlord gave them an N12 notice of termination in bad faith. The Tenants had lived at the rental property for approximately 4 years and would have stayed longer, but vacated the unit as a result of the N12 notice. The Landlord did not move into the unit after the Tenants vacated, and instead rented it out to another tenant.
The ruling
The Landlord is ordered to pay an administrative fine of $250 to the Landlord and Tenant Board by November 30, 2021 due to the Landlord's bad faith in serving the N12 notice.
