What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord requires possession of the rental unit for the purpose of residential occupation. The Landlord also claimed compensation for each day the Tenant remained in the unit after the termination date.

The ruling

The tenancy is terminated as of May 31, 2021, and the Tenant must move out of the rental unit on or before June 11, 2021. The Tenant shall pay $39.45 per day for compensation for the use of the unit from June 1, 2021, to the date the Tenant moves out, and shall pay $186.00 to the Landlord for the cost of filing this application on or before June 11, 2021. If the Tenant does not pay the full amount owing on or before June 11, 2021, the Tenant will start to owe interest at 2.00% annually on the balance outstanding. If the unit is not vacated on or before June 11, 2021, the Landlord may file this order with the Court Enforcement Office (Sheriff) so that the eviction may be enforced.
