The ruling
The motion to set aside the previous order is granted. The previous order is replaced with a new order requiring the Tenant to pay $22,986.00 in rent arrears and costs by April 2, 2024, and to pay the April 2024 rent in full by April 1, 2024. If the Tenant fails to make any of the required payments, the Landlord may apply to the LTB for an order terminating the tenancy and evicting the Tenant. The tenancy is terminated effective May 31, 2024, and the Tenant must vacate the unit by that date. If the unit is not vacated, the Landlord may file the order with the Sheriff for enforcement.
