What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord requires possession of the rental unit in order to demolish the unit. The demolition was ordered by the city due to an illegal additional dwelling unit created without a building permit.

The ruling

The tenancy is terminated effective July 1, 2023, due to the Landlord's intention to demolish the rental unit as ordered by the city. The Tenant must vacate by this date. The last month's rent deposit shall be applied to the last month of tenancy. The Landlord is not required to compensate the Tenant due to the city-ordered demolition.
