What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenant did not void the notices by paying the arrears. The Tenant had vacated the rental unit prior to the hearing date.
The ruling
The tenancy is terminated effective March 18, 2023. The Tenant must pay the Landlord $15,704.73, which includes rent arrears, application filing fee, and daily compensation for occupying the unit after the termination date, minus the rent deposit and interest. If the Tenant does not pay the full amount by March 18, 2023, the Landlord may file the order with the Sheriff to enforce the eviction.
