What happened

Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had not vacated the rental unit at the time of the hearing.

The ruling

The tenancy is terminated effective July 23, 2021. The Tenant must pay the Landlords $2,103.22 (less any payments made after July 5, 2021) plus $26.86 per day starting July 13, 2021. If the Tenant pays $3,454.00 (less any payments made after July 5, 2021) on or before July 23, 2021, the eviction order will be void and the tenancy will continue.
