What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants were still in possession of the rental unit on the hearing date.
The ruling
The tenancy continues if the Tenants pay the rent arrears of $3,568.04 according to the agreed payment plan of $200 per month until June 30, 2024, and then $168.04 by July 31, 2024. The Tenants must also pay new rent on time and in full. If the Tenants fail to comply, the Landlord may apply for an order terminating the tenancy and evicting the Tenants.
