What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to rent arrears and persistent late payment of rent. The Tenant paid all the rent arrears prior to the hearing, so the eviction order based on rent arrears was discontinued. However, the Landlord was granted a conditional order due to the Tenant's persistent late payment of rent.
The ruling
The Tenant must pay the rent on time for the next 12 months, starting April 2021. If the Tenant fails to make any one of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant. The Tenant must also pay the Landlord $178 for the balance of the application filing fee by May 31, 2021, or interest will start accruing.
