What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Landlord served a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant had vacated the rental unit on September 9, 2020, prior to the hearing date.
The ruling
The tenancy is terminated effective June 30, 2021. The Tenant must pay $183.08 to the Landlord, plus $40.04 per day from April 15, 2021 until the Tenant moves out. The Tenant can void the eviction order by paying $2,292 by April 30, 2021 or $4,728 by June 30, 2021.
