What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears. The Tenant had not vacated the rental unit as of the hearing date.
The ruling
The tenancy is terminated effective November 27, 2020. The Tenant must pay the Landlord $10,266.23, which includes rent arrears and compensation up to November 16, 2020, plus $26.30 per day for compensation for use of the unit starting November 17, 2020 until the Tenant moves out. The Tenant must also pay the $190.00 application fee. If the full amount is not paid by November 27, 2020, the Tenant will owe interest and the Landlord can file the order with the Sheriff to enforce the eviction.
