What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year by the Landlord's spouse.

The ruling

The tenancy is terminated effective June 30, 2023. The Tenant must vacate the unit by this date. If the unit is not vacated by June 30, 2023, the Landlord may file the order with the Court Enforcement Office for enforcement starting July 1, 2023. The Tenant must pay the Landlord $6,101.92 in compensation for use of the unit from August 1, 2022 to March 20, 2023, less the rent deposit and interest owed. The Tenant must also pay $26.30 per day in compensation starting March 21, 2023 until the date the Tenant moves out.
