What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after the Tenant failed to meet a condition specified in a previous order issued by the Board.

The ruling

The tenancy is terminated effective February 9, 2021. The Tenant must move out by this date. If the unit is not vacated by February 10, 2021, the Landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction. However, the eviction cannot be enforced due to Ontario Regulation 13/21 until the regulation is removed by the Ontario Government.
