What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears. The Tenant had not paid the total rent owed from January 1, 2021 to August 31, 2021.

The ruling

The tenancy is terminated effective August 20, 2021. The Tenant must pay the Landlord $3,468.32, which includes rent arrears and compensation up to August 9, 2021, less the rent deposit and interest owed on the deposit. The Tenant must also pay $186 for the application fee and $18.44 per day in compensation starting August 10, 2021 until the Tenant vacates the unit. If the Tenant does not pay the full amount by August 20, 2021, the Tenant will owe interest on the outstanding balance.
