What happened

Tenant applied for an order determining that the Landlord substantially interfered with the reasonable enjoyment of the rental unit or residential complex, and that the Landlord failed to meet the Landlord's maintenance obligations under the Residential Tenancies Act, 2006.

The ruling

The Landlord shall pay the Tenant $33.89 to replace the broken picture frame. The Landlord shall pay the Tenant the full amount owing by January 2, 2017. If the Landlord does not pay the Tenant the full amount owing by January 2, 2017, the Tenant may recover this amount by deducting $33.89 from the rent for February 2017.
