What happened

Landlord applied to terminate the tenancy and evict the Tenant due to the Tenant's failure to meet a condition specified in a previous order, which was to pay a lump sum of $5,000 towards rent arrears by January 15, 2021. The Tenant paid $3,000 on time and the remaining $2,000 five days late.

The ruling

The set aside motion is granted. The Tenant shall pay the outstanding balance of $5,448 by August 31, 2021 and pay rent in full and on time starting September 1, 2021 for 12 consecutive months. If the Tenant fails to make any of these payments, the Landlord may apply to terminate the tenancy and evict the Tenant.
