What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was not present at the hearing.
The ruling
The tenancy is terminated effective February 13, 2022, unless the tenant pays $1,875.38 to the landlord or the Board by that date to void the eviction order. If the unit is not vacated by February 13, 2022, the landlord may file the order with the Sheriff for enforcement. The landlord owes the tenant $1,309.62 for the rent deposit and interest, but the landlord may offset $49.98 per day for compensation starting February 3, 2022 and the $186 application fee.
