What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears.
The ruling
The Tenant shall pay the Landlord $7,390.00 in rent arrears, including the $190.00 filing fee, taking into account the $1,440.00 paid by the Rent Stability Bank. The Tenant shall pay $1,100.00 per month for 19 months starting November 1, 2020, and $890.00 in the 20th month (May 2022). If the Rent Stability Bank pays an additional $190.00, the 20th month payment will be adjusted to $700.00. If the Tenant fails to make any payment, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
